Liberty Developing Two Sustainable Warehouse Buildings In Houston

Liberty Property Trust has broken ground on two warehouse buildings together totaling 212,000 square feet located in Liberty Northwest Business Center, formerly known as Beltway at Bammel. The buildings are the company's second and third sustainable development projects Houston.
The first building will be an 84,000 square foot high-finish flex facility located at 5500 N. Sam Houston Parkway, West. The second building will be a 128,000 square foot warehouse building located at 14031 Hollister Road. Both buildings will be located in the rebranded Liberty Northwest Business Center.
Each will feature state-of-the-art design, advanced fire suppression systems - giving tenants the flexibility on product type to be stored - and the ability to accommodate high levels of office build-out, a shared 200-foot truck court and extensive parking. Liberty estimates completion of both projects in January 2012.
To achieve LEED-CS certification, each building is registered with the US Green Building Council and is designed to be LEED Certified. In 2009 Liberty delivered its first LEED Silver building (Central Green 9) to the local market, marking Houston's first LEED certified industrial building in the region.
Each building will offer numerous high-performance features including enhanced daylight views and insulating glass for 12' and 15' ceiling heights, energy efficient lighting fixtures and high energy-efficient HVAC equipment (reducing electrical consumption by more than 10%), low-flow plumbing fixtures (reducing potable water use by 50%), a highly reflective white TPO roof membrane, as well as water efficient landscaping and efficient drip irrigation.
The architect for the development project is Perry Seeberger, the engineer is Terra Associates, and the general contractor is Cadence McShane. Jay Ohanesian is Liberty's project manager.
In 2007, Liberty acquired two multi-tenant industrial buildings totaling 326,400 square feet in the then named Beltway at Bammel park, both of which are currently 100% occupied. The company will expand its Liberty Northwest Business Center with the current development of the two new sustainable warehouse buildings on its remaining 28-acre parcel of land. Liberty can add up to four more additional buildings in the business center.
Located at the northeast corner of Beltway 8 and Highway 249, with access to Hollister and Bammel Road and convenient to 290 and I-45, Liberty Northwest Business Center will offer 538,400 square feet of Class A state-of-the-art industrial/distribution space.
